Grubb & Ellis closes 30,000sf transaction

TAMPA - Grubb & Ellis|Commercial Florida negotiated the sale of a 30,040sf industrial building at 4707 Lima St. in Denver, Colo.

Tom Kennedy, vice president in the firm’s Office Services Group, and Sean Kennedy, associate, negotiated the transaction representing the seller, Clearwater-based Metal Industries. Tacoma, Wash.-based Ellingson Brothers LLC purchased the facility for expansion of its operations in the Northwest.

Prudential CRES sells 7,000sf building

LAND O’LAKES - Prudential Commercial Real Estate-FL announced the sale of a 7,000sf industrial building in the West Pasco Industrial Park for $440,000, according to Renee Dyer, CCIM, ALC, who handled the transaction.

The property, at 2645 Success Drive in Odessa, represents the first sale more than 2,400sf in the West Pasco Industrial Park since the fall of 2008, according to Dyer. The buyer of the property is Davlin Investments Inc. Sellers are Stephen and Anita Taylor.

Prudential closes $1.1M transaction

CLEARWATER - Prudential Commercial Real Estate - FL announced the sale of a 25,000sf commercial building for $1,175,000, according to Matt Shaw and Armando Flores III, who handled the transaction. The building consists of 15 units at approximately 1,700sf each and is considered flex space for office and industrial use. Located at 3734 131st Ave. N. in Clearwater, it was purchased by the Alliance Group of Tampa Bay VIII LLC. Seller is Norrie Gateway LLC.

Vector completes $7M transaction

ST. PETERSBURG - Vector Commercial Real Estate Services closed the sale of the property at 3001 Gateway Centre Parkway in St. Petersburg. The property consists of a 131,800sf distribution/light manufacturing facility. The building sold for $7.15 million.

Ned Willis of Vector Commercial Real Estate Services LLC acted as buyer’s broker for DDC Logistic Services Inc., and Paula Smith of Osprey Real Estate Services North Bay LLC acted as seller’s broker for Hunter Douglas Fabrication.

Tampa faces ninth quarter of negative industrial absorption

TAMPA - During the fourth quarter of 2009, the total industrial vacancy rate ticked up 60 basis points from the previous quarter, rental rates inched downward and negative absorption was recorded for the ninth quarter in a row in the Tampa Bay market.

Although a 9.8% overall vacancy for the Tampa Bay market represents only a slight increase from last quarter’s 9.2%, it is a marked increase from our 4Q08 vacancy of 7.3% and more than double the 4Q07 rate of 4.3%. More than 800,000sf, or almost 6% of this vacant space, is sublease space.

Downward pressure continues on Polk industrial lease rates

LAKELAND - As we close out 2009, overall Polk County industrial vacancy stands at 13.9%, year-to-date absorption is negative, and average asking rates have softened again slightly. Overall vacancy ticked up by 330 basis points from this time last year. Much of this increase in inventory can be attributed to a handful of large blocks of space vacated this quarter in the East Polk submarket, with this submarket’s overall vacancy approaching 25%.

Osprey closes sale of 131,000sf flex space

ST. PETERSBURG - Osprey Real Estate Services - North Bay LLC announced the sale of a 131,800sf manufacturing, warehouse and office building on approximately 5.5 acres of land at 3001 Gateway Center Parkway in Pinellas Park’s Gateway Centre Business Park for $7,150,000 by Hunter Douglas Fabrication Co. to the Oettinger Davidoff Group for a new U.S. headquarters.

Hauger-Bunch leases 2,700sf to manufacturer

LAKELAND - Hauger-Bunch Inc. leased 2,750sf of space in Parkway Corporate Center to Doyen Medipharm. The property is in a Class A deed restricted industrial park at 4030 South Pipkin Road. The owner is New Vision LLC, which is affiliated with Polk County custom home builder Hulbert Homes.

The owner was represented by Lisa Parks of Hauger-Bunch. Doyen Medipharm provides complete medical and pharmaceutical device manufacturing and packaging solutions.

Duke leases 180,000sf at Fairfield Dist. Center

TAMPA - Duke Realty Corp. closed 2009 by leasing 182,497sf to three tenants at Fairfield Distribution Center.

In each transaction, Duke Vice President Tim Hain represented ownership.

Iron Mountain Information Management renewed its lease for the entire 92,200sf Fairfield III building and was represented by Bruce Vaughn with Jones Lang LaSalle.

At Fairfield VI, locally based Certified Records Management leased 49,410sf of the 156,500sf building and was represented by Frank Cisneros of Cisneros Real Estate Group.

Hauger-Bunch sells 3,100sf building

LAKELAND - Hauger-Bunch Inc. sold a 3,100sf building in Bartow. The property, at 155 Century Blvd., is situated on 1.5 acres of land, allowing room for expansion. The property was sold to FHS Industrial Constructors Inc.

The seller of the property was Miller Transporters Inc. of Jackson, Miss.

The seller was represented by David Bunch of Hauger-Bunch Inc. and was the only broker in the transaction.
