Leveling anticipated in Broward industrial market

The contracting U.S. economy continued to impact the Broward industrial market as 2009 came to a close. Total vacancy increased by 2.9% over this same time period last year. Average asking lease rates declined 16.7% from fourth quarter 2008 to a current $6.86 psf NNN in 4Q09.

Signs of stabilization in Miami industrial

Miami Dade’s industrial market closed the fourth quarter of 2009 slowed by the same struggling economy and housing recession that have affected the market over the past 18 months. This has resulted in increases in vacancy and availability, negative absorption, decreased asking lease rates, slow leasing activity and an even slower sales market.

PB industrial tenants starting to lock in value

The Palm Beach industrial market’s total vacancy rate increased by 3.1% to 11.7% as of 4Q09, and asking lease rates have decreased by 12.5% from fourth quarter 2008 to a current $6.92 psf NNN. Landlords have adapted to the changing economic climate by working with struggling tenants at a reduced basis to preserve cash flow.

SIKON break ground on 25,000sf building

POMPANO BEACH - SIKON Construction has broken ground for the new $1.5 million, two-story, 25,695sf KAM Specialties Inc. headquarters building at 1440 SW 28th Ave. in Pompano Beach. KAM Specialties is an aerospace metal distributor/manufacturer that sells raw material and parts to companies that manufacture jet aircraft engines. Designed by Greg A. Jones, Architect, Deerfield Beach, the project is slated for completion in late summer.

M&M closes sale of 12-warehouse portfolio

HOLLYWOOD - Marcus & Millichap Real Estate Investment Services announced the sale of a warehouse portfolio consisting of 12 warehouse properties on seven parcels in Hollywood. The portfolio commanded a sales price of $1,815,000, representing $41 psf.

Associate Ryan D. Nee of the Fort Lauderdale office represented the seller of the property, a limited liability company from Hollywood. Nee also secured the buyer, a limited liability company from Coconut Creek.

CresaPartners closes 7,800sf transaction

MIAMI - CresaPartners represented LaserShip in a 7,850sf industrial lease transaction at 3874 Fiscal Court in Riveria Beach. Eric P. Gaunt of CresaPartners and Caleb Lewis of Bishop & Assoc. in Tampa assisted LaserShip at this new location.

The landlord was represented by Scott Weprin of Michael Falk & Company.

IDI renews 135,800sf in South Florida market

FORT LAUDERDALE - IDI’s Fort Lauderdale market office signed renewals for more than 135,000sf of space in Q3 and Q4 2009. The renewals mark a strong end to the year for IDI in what was otherwise a challenging marketplace statewide. Lease renewals were signed with ABB, Lynn Electric and Firestone Metal Products.

CBRE brokers 16,800sf sale

DEERFIELD BEACH - CB Richard Ellis arranged the sale of the 16,832sf industrial, single-tenant investment property at 1600 SW 34th Ave. in Deerfield Beach. The property was acquired by a local investor as a long-term investment for $2,200,000 or $130.70 psf.

Harry G. Tangalakis, senior vice president, and Tom O’Loughlin, associate, both with the CBRE’s Fort Lauderdale office, exclusively represented the buyer, while Bill Neimann of Campbell and Rosemurgy Real Estate represented building ownership, Peter Chamberl Trust of Deerfield Beach.

Flagler inks 36,000sf lease

CORAL GABLES - Brokers from Flagler Real Estate Services LLC, Flagler’s brokerage and property management arm, recently closed a 36,017sf industrial lease at AMB Beacon Centre with Comet Courier Corp., a South Florida-based delivery, warehousing and distribution company. This new lease brings the total square-footage of transactions closed in 2009 by the Beacon Centre Leasing team to 602,244sf.

SIKON to build Blue Bell center

PALM BEACH COUNTY - SIKON Construction has been awarded a contract to build the new 13,800sf Blue Bell Creameries Distribution Center in Delray Beach. Designed by Gresham, Smith and Partners, Birmingham, Ala., the panelized steel structure will be at West Atlantic Avenue and US 441. The project is slated for completion at the end of 2010.
