Flagler closes 67,000sf Deerwood North renewal

JACKSONVILLE - Flagler closed a five-year lease renewal with The Main Street America Group for the company’s 67,694sf corporate headquarters at the Deerwood North business park at 4601 Touchton Road in Jacksonville.

The lease secures super regional property/casualty insurance company Main Street America, including its Florida-based carrier, Old Dominion Insurance Company, as a tenant in the Class A office building.

Southland Commercial marks 3,000sf medical lease

PANAMA CITY - Sperry Van Ness announced the lease of a 3,000sf medical office in Panama City. The building is in the Coronado Village Shopping Center at 109 W. 23rd St. The property was leased for a 10-year term to Doctors Express, a national urgent care medical franchise. The lease was completed at market rates with annual escalations. Doctors Express is scheduled to open at this location in November.

Flagler closes 78,000sf lease at Deerwood South

JACKSONVILLE - Flagler announced that Adecco Group North America, part of the world's largest recruitment and workforce solutions provider, has signed a long-term lease for office space at Deerwood South business park at 10151 Deerwood Park Blvd. in Jacksonville. The 78,292sf lease will commence in the spring of 2011.

Flagler's senior director of leasing, Gary Cox, represented Flagler in the transaction. Jim Sebesta of Grubb & Ellis/Phoenix Realty Group Inc. represented Adecco.

SVN marks 60,000sf transaction

JACKSONVILLE - Sperry Van Ness Florida has negotiated the lease/purchase agreement for a 60,000sf former Southern Bell Call Center in Jacksonville. The building is currently undergoing extensive renovation and will be the home of The Duval Charter School at Arlington, which will open next month.

Dan Shalloway of Sperry Van Ness represented the tenant/purchaser, Red Apple Development LLC from Fort Lauderdale. Gary Turner of Goldenseal Realty and Bruce Jackson of CB Richard Ellis represented the owner, V & K Investments from Cutler Bay.

Comcast opens at Flagler's Deerwood North

JACKSONVILLE - Flagler announced that Comcast has opened its new Jacksonville headquarters at Deerwood North business park at 4600 Touchton Road in Jacksonville.

In November 2009, Comcast of Greater Florida/Georgia signed an 11-year, $22 million lease with Flagler to occupy the 106,253sf office space. The transaction represented the largest lease by dollar volume to have been completed in Jacksonville during 2009.

Haskell completes HealthAmerica building

JACKSONVILLE - The Haskell Company has completed a new 37,000sf medical office building for HealthAmerica at the Emerson Medical Plaza in Jacksonville. HealthAmerica leases the medical office building to Shands Jacksonville, a private, not-for-profit hospital affiliated with the University of Florida College of Medicine - Jacksonville.

Jax office market hints at stability

As the first quarter of 2010 comes to an end, the office market shows slight signs of the attempts to stabilize. Albeit high, the total vacancy rate stands at 22% - as it did at the end of 4Q09 but a 2.61% increase from 1Q09.

There is 184,387sf of sublease space in the market. When we pull away the sublease space, Jacksonville’s direct vacancy rate shows an increase of 0.5%, putting the direct vacancy rate at 21.3%.

Colliers Dickinson closes six leases

JACKSONVILLE - Colliers Dickinson negotiated six commercial property office leases totaling 31,071sf.

Senior Vice President Fran Pepis negotiated four of the six office leases including the 13,000sf lease at 8131 Baymeadows Circle in the University of DeVry building on the Southside of Jacksonville. Max Cudd of Prudential Commercial Real Estate represented the tenant, The Center for Allied Health & Nursing Education, and Pepis represented the landlord, Baymeadows Circle West Partnership LLP.

Eola Capital signs J&J to 77,000sf renewal

JACKSONVILLE - Eola Capital secured a 77,157sf lease renewal with Vistakon, a division of Johnson & Johnson Vision Care Inc., in the Capital Plaza at Deerwood Park office building, 10301 Deerwood Park Blvd. in Jacksonville. Jim Sebesta of Grubb & Ellis | Phoenix Realty Group represented the tenant, and Michael Loftin, senior leasing associate with Eola Capital, represented the ownership. The property is in the center of the Deerwood Park South submarket.

Liberty earns TOBY for Centurion Plaza

JACKSONVILLE - Liberty Property Trust received a TOBY Award from the Jacksonville Building Owners and Managers Association (BOMA) for its Centurion Plaza Building. The award recognizes excellence in property management.

The award, presented to Liberty for its building at 10245 Centurion Parkway North, was received in the office category for buildings under 100,000sf. Centurion Plaza is a 51,974sf three-story building that has qualified to be Energy Star rated.
